Consider these tips when deciding on an inspector:

  • Putting Client Needs Above Realtor Convenience and Agent Referrals: Most home inspectors rely heavily on referrals from agents. While using the realtor's recommendation can be convenient, it creates a conflict. An agent may be prioritizing inspectors who are "easy to work with," rather than those who are interested in completely protecting their clients. Ultimately, agents want to make sales as efficiently as possible and this is intrinsically in opposition with finding all of a property's defects.

  • Providing Unbiased Expertise: Obtaining your own fully independent home inspector ensures they are working solely for you, the buyer. This means the inspector can be free from any influences to keep you from backing out of the deal. Their inspection and report will reflect the true condition of the property without concern about the sale.

  • Working Without Compromising Time Constraints: A proper and complete home inspection can take up to four hours or longer, depending on the particulars of the property.  An independent inspector who does not schedule multiple inspections per day can be thorough without pressure to complete the inspection quickly. While the need to be timely is understandable, the inspector should be able to expand the scope of the inspection as necessary and not have to worry about a referring agent's expectations of how long an inspection should take, or getting to the next job.

  • Checks and Balances: A top-notch home inspector is a valuable resource long after the inspection is completed. Having a team of completely independent professionals (inspector, agent, attorney) to consult with  provides the most objective information stream and supports a checks-and-balances approach to the buyer's due diligence.
